When bad things happen to good windows...

Double hung windows can be replaced in part or in whole. The entire window unit can be replaced with a new one. This is typically not referred to as a "replacement window," but as a "new" window. A new window includes new framing to be set into the wall of the house, just as in new home construction. Much more commonly, the "replacement window" consists of an insert that is installed in the existing window frame. "Replacement windows" are readily available from all of the home warehouse suppliers, or from Sear, Nupro, etc. The quality of "replacement windows" varies significantly, as does the cost. Lower end "replacements" may cast as little as $100, while well built units run $500 and more. Additionally, installation cost for '"replacements" ranges from under $100 to over $300 each. Good "replacements" provide excellent insulation value. They open and close easily, and tilt in conveniently for cleaning. Natural Handyman Tips However, because "replacements" are inserts, they compromise somewhat the glass area of the window. Typically, the glass area of a "replacement' is 10 % to 15% less than that of the original. Other considerations when electing "replacements" are; the quality of the wood or composite used in construction, the seals of the window glass components, the quality of the installation process (including the insulation of the sash weight cavities), and the availability of replacement parts in the event of glass or structural failure.Pella Window Replacements

Replication of historic windows is another option. In instances where original windows are severely compromised, and where historical accuracy is desired, windows can be re-created that look similar to originals. Smith Restoration Sash

Two more recent innovations in partial replacement of window components are worth considering. Marvin Windows and Doors makes a sash replacement system that does not compromise glass area of the window. The Marvin Tilt-Pac is an insert into the existing frame that incorporates a plastic jamb liner to secure a new sash into the existing frame. This high quality system does not significantly reduce glass area, as do other replacement systems. This system can be ordered with double pane glass, tilts in fairly easily, and functions quite nicely. It?s not inexpensive, but may suit your needs.Marvin Windows and Doors

Another relatively recent innovation is available. A Massachusetts company (familiar with New England winters!) has designed a system to replace the glass panes in existing windows with double panes. Replacing the glass increases the U-value of the window units, while retaining the original wood sash. Bi-Glass Systemsuses a plastic jamb liner in place of the rope and pulley system once the window replacement has been accomplished.

The newest innovation in windows is "Better Than Ever" Window Preservation by Jay Marco. This system is designed to allow retention of the original frame, sashes, glass, sills and aprons. In this system, the rope and pulley mechanisms are replaced with a track that incorporates a double weather seal system mated to the existing sashes. This is not a replacement system at all, but a means to completely preserve the authentic wood structures, while bringing the window unit to a new level of energy efficiency, convenience, and operation. Typically, conversion to "Better Than Ever" can be completed for half the cost of installing quality "replacements." This system is an excellent choice when preserving the aesthetic integrity of the home is as important as maximizing energy conservation."Better Than Ever" Window Preservation by Jay Marco
